What the crown does and why it is exposed

Catching and fixing crown trouble early
Crown cracks are easy to miss because the crown sits where no one ever looks, which is why a yearly inspection that includes a close look at the top of the stack is worth far more than its cost. A hairline crack caught early can often be sealed with a proper crown sealant before water has done real damage, a cheap and contained fix. Left for a few winters, that same hairline opens into a network of cracks, water gets into the masonry and the liner below, and the contained fix becomes a crown rebuild plus repointing plus a possible reline. The difference in cost is entirely a matter of how early the crack was caught.
When a crown has already cracked badly, rebuilding it properly is the lasting answer, with the slope, the overhang, and the expansion gap around the flue that the original may have lacked. Done right, and finished with the cap and flashing checked so the whole top of the chimney sheds water as one system, a rebuilt crown closes the stack against the freeze-and-thaw cycle that took the old one apart. The point is a chimney that throws a North Jersey winter off its top rather than soaking it in, and the crown is where that battle is won or lost.
The reason the crown is worth singling out, more than any other single part of the masonry, is that it sits upstream of nearly every other water problem a chimney has. Get the crown and the cap right and the brick below them stays dry, the liner stays sound, and the freeze-and-thaw cycle has far less water to work with. Neglect the crown and no amount of repointing or sealing lower down will keep up with what is coming in from the top.
